Kosciusko Area Plan Commission approved the final replat Wednesday of lot 22, as presented by Brent and Brenda Beyers and Todd and Rhonda Deaton in Candlewood Estates, for a residential development in a residential district.
The property is on the south side of Elaine Drive and zero feet south of Britney in Wayne Township.
Candlewood Estates is off Packerton Road and CR 300S.
The Plan Commission also approved the preliminary replat of lots 1, 13 and 14, as requested by Christoper Gaff, in the Syracuse North Business Park, with conditions. The easement between lots 13 and 14, which allows access to a sewer main, must be moved so it runs parallel to the road. The sewer line must be moved, too.
Gaff must either post surety to move the line or have it relocated and approved by the town of Syracuse.
Area Plan Director Dan Richard discussed Senate Bill 208, which is coming before the state legislators, that has implications on planning and zoning regulations.
Currently, proposed subdivisions developed by busy roads are required to include an additional right-of-way to account for turn lanes, drainage and utilities. SB 208 would remove that restriction through the planning process and require right-of-way additions through the eminent domain process.
Richard asked permission to write a letter opposing the bill, which was approved.
Assistant Planner Matt Sandy asked for permission to advertise a public hearing on a proposed fee increase schedule, as outlined at the January meeting. All building permits are free at this time.
However, with the additional costs for an online building permit application program, rates could be increased to $10 for agriculture, residential accessory and residential addition permits and $25 for commercial, industrial, mobile homes, multi-family, public use and residential building permits. The fees generated would pay for the new program.
Advertisement of the public hearing, planned for the March 3 meeting was approved.
